Niseko is not one village. Four ski areas share a single lift pass and connect at the top, so where you sleep does not limit where you ski — it decides what the week costs, how far you walk, and whether there is anywhere to eat when you come off the hill. Kutchan is the town on the valley floor rather than a ski area at all.
Hirafu 41 stays 0.8 km from central Hirafu · 8 open in summer Hirafu is where Niseko stops feeling like a Japanese village and starts feeling like a resort town. It holds more places to stay than the other four areas combined, and the mix leans hotel: of the 149 stays listed here, 94 are hotels and only 30 are whole houses.
Annupuri 19 stays 4.8 km from central Hirafu · 24 open in summer Annupuri sits at the far end of the ski area, and the stays reflect it: fewer hotels, many more houses and small pensions. Of the 100 stays listed on this side, 34 are whole villas or chalets and 19 are family-run pensions — the highest share of both anywhere in Niseko.

It has the lowest median peak price of the five areas, and the highest proportion of stays that stay open through summer, because the town does not depend on snow to have a reason to exist.
Niseko Village 9 stays 2.95 km from central Hirafu · 4 open in summer Niseko Village is a single integrated resort rather than a neighbourhood that grew: one operator, a small cluster of hotels around the lifts, and a handful of houses on the approach. Because it was planned, the ski access is genuinely direct in a way that has to be checked property by property elsewhere.
Hanazono 4 stays 3.05 km from central Hirafu · none open in summer Hanazono is the smallest and by a wide margin the most expensive part of Niseko: a short list of stays whose median peak booking runs roughly three times Hirafu's. It is a developed resort rather than a village — the accommodation is new, the operators are international brands, and there is no cheap end to the market here at all.
